Here at Carol James Real Estate, we aim to make the leasing process simple, fast and friendly. We understand that it can be a stressful period of time for some people, and we like to make the process as easy for everyone as possible.
Once you inspect a home for lease you can put in an Application for Tenancy which we will process within 24 – 48 business hours and then let you know the decision either way.
We don’t accept “1form” Applications.
If your application is approved, a holding deposit of 1 x weeks rent is required (this will go towards your two weeks in advance). On the day that you sign your lease, allow 15 – 20 minutes for us to go through the lease with you, give you your ingoing condition report and keys! We will also collect your 4 x weeks required Residential Bond and another weeks rent
Our Property Management Team is always only a phone call away, to assist you with any enquiries, maintenance requests or property updates.
During your tenancy, if you have any after hours emergencies, you can simply call our office number 02 4821 5033 – this will divert to our on call mobile and someone will be able to help you.
